New Development Planned at 537 W Drummond Place in Lincoln Park

The Chicago developer Moyer Properties has been issued a building permit and broken ground on a Lincoln Park luxury apartment building for a project that's been in the works for years. The announcement is exciting since there hasn't been any significant development at this location in several years The new residential community at 537 W. Drummond Place will replace a parking lot that has been in the neighborhood for a long time. The parking lot behind the Conent Hotel was being rented by the United States Postal Service. The site of the new project is located at W. Drummond Place and N. Lehman Court and was formerly the historic Covent Theater.

The residential tower will stand 80 feet tall. The new building will feature 84 market-rate units and will be a combination of 12 studios, 54 one-bedroom, and 18 two-bedroom apartments. The building will feature an added den in 24 of the one-bedroom units. The project is planned as a residential-only building. Since the project was approved prior to the Affordable Requirements Ordinance, the project doesn't require affordable housing units to be included. The ARO is the inclusionary housing program started in Chicago that requires residential developments to set aside a specific number of units as affordable housing. However, the developer is setting aside two of the units as affordable housing.

The development will feature a brick exterior with aluminum windows. The building's facade will feature balconies at the building's corners along W. Drummond Place and at the rear elevation. The ground floor of the new development will feature space for amenities and include a residential lobby and 84 complimentary parking spaces for bike storage. The site will feature 52 parking spaces for cars. Most of the parking spaces will be inside the interior parking garage that will be built on the ground floor.

The developer is including features that many people expect in an upscale rental community. Additional features of the 80-foot-tall development will consist of a cutting-edge fitness room, a conference room, and co-working spaces. Many of the features of properties the developer has built are state-of-the-art fitness centers that are built on two levels. Many fitness centers in the developer's buildings include a cardio and weight room, sauna and steam rooms, and a hot tub.

The co-working spaces may include a conference room, private club suites equipped with a kitchen, and a media room with spacious seating. Select properties also feature a cyber cafe, a welcome lounge, and a sports lounge. One feature that's offered more frequently for the tenant's convenience is storage lockers and package delivery services. Concierge service is available to welcome guests, schedule rides for tenants, and answer questions.

An in-unit laundry featuring a washer and dryer and parking are included in many of the developer's properties. Residents can show off their culinary skills or prepare meals for social gatherings for friends and neighbors in the demonstration kitchen. Outdoor amenities at many of the Moyer Properties buildings include a refurbished pool. Residents can take advantage of the designated grilling areas and outdoor kitchen on weekends.

Moyer Properties may be exclusively comprised of spacious rental units or may be mixed-use.
